  • A full list of inclusions can be provided with the execution of an NDA (contact broker).

The items included in the sale can be generally described as kitchen, fish processing, certain boats, haibut permits, liquor license, docks, tools, generators, furniture, and fixtures.

Allocations to real estate, business, and FF&E are negotiable in the purchase agreement. The Seller would describe the inclusions to be adequate to get the next owner well on their way to loving Yes Bay.

  • Construction of the lodge began in the mid-1950’s, originally intended to be a casino and cat house. It never opened for business, as the Alaskan Territory became a state, and the government outlawed gambling and prostitution. Art and Marlys Hack purchased the building in 1977 and transformed it into one of Southeast Alaska’s first successful sport fishing lodges. Now their son Kevin and his family run the lodge, in the Hack Family tradition.

Warm and inviting, Yes Bay Lodge accommodations feature natural wood walls, roomy private baths with tub/shower combinations, and traditional lodge décor. Rooms are designed for double occupancy with two twin beds or a single queen bed. There is plenty of closet space for all your gear.

  • One comment we hear a lot at Yes Bay is about the time and effort it must have taken to build the boardwalk that leads visitors from the front porch to the dock. What you see in the front of the lodge is just the beginning. Beyond the lodge, a trail extends nearly a mile and a half through the continent’s largest temperate rainforest to Lake McDonald.

The pathway leads anglers, birdwatchers, and nature lovers along one of Southeast Alaska’s most unique trails. Hikers have come from all over the world for the opportunity to step foot on our trail. You can do it every night after dinner, or you can spend an entire day exploring all the adventure it leads to.

Once you are just a few yards behind the lodge, you will quickly realize you are in the midst of a setting unmatched anywhere else in the world. Lush is where most folks begin describing the forest, but where they end is up to them. Every visitor walks away with a unique view.

Unique to the location, a person can be jigging halibut, trolling salmon, and fly fishing steelhead in the same day in close proximity to the lodge. Wolverine Creek may be the most valuable feature with all five salmon species, steelhead, and rainbow right out your back door.

This property converted to private ownership when the Boston Fishing & Trading Co. first operated a cannery in 1889 which later sold to various packers until closing in 1928. After several years idle, Pacific Fisheries Cannery purchased and operated the facility until closing in 1936. Alaska was still only a US Territory; statehood would come much later. The US Bureau of Commercial Fisheries had a hatchery near here until closing it in the 30’s, when President Roosevelt instituted his economy program. All hatchery personnel then transferred back to the United States (the Lower 48).

The current owners, The Hack Family, acquired the property and built the 20,000 +/- sq foot lodge, ancillary buildings, docks, and boardwalks founding Yes Bay Lodge. To our knowledge there are no other privately owned parcels in this massive Fjord like Bay which offers very exclusive access to Wolverine Creek which outflows at the lodge.

This is your opportunity to own property on one of Alaska’s most idyllic locations which is privately owned, deeded, and backed by title insurance which will be provided by Alaska Title in Ketchikan, Alaska.
