Nushagak River Adventures has undergone a remarkable transformation, evolving from a simple fish camp into the prestigious "Five Star in the Bush" on the Nushagak River. Having successfully realized this dream, the current owner is now prepared to pass the keys to someone eager to embark on their own Alaskan adventure. For detailed financials and information, interested parties can contact the broker.
The lodge boasts a fleet of 8 Alumaweld Freedrifter fishing vessels, ensuring you and your guests enjoy unrestricted access to some of the most extraordinary experiences on Earth. Nestled along the renowned Nushagak River, famous for its abundant salmon runs, including king (chinook) and sockeye salmon, this location stands as one of Alaska's most significant and productive fisheries. The river not only serves as a crucial habitat for these iconic fish but also captivates anglers and nature enthusiasts with the mesmerizing spectacle of salmon migration. Surrounded by pristine wilderness, the Nushagak River offers a unique blend of adventure and natural beauty, providing an authentic Alaskan experience.
What makes this location and lodge extremely unique is that it is privately owned fee simple land on the Nushagak River. This is unique to Alaska as a vast majority of the state is not open to the public for private ownership that is common in the lower 48. This parcel is vested in private ownership from the conversion of federal land to native land to a native allotment to a private owner. There are other parcels like this around Alaska, but it is rare. Most of the lands in the Bristol Bay region are designated as Parks and Refuges. This is your opportunity to own property on one of Alaska’s most prolific rivers that is privately owned, deeded, and backed by title insurance.
The dedicated owner, invested over a decade meticulously developing this former fish camp into a lodge that perfectly complements the land and river system. He is ready to pass the keys to the next individual prepared to live out their Alaskan dream. The asking price is structured for an asset sale.

To build a lodge on an island, off the grid it takes a specialized and dedicated team. Pete formed his team centered on his brother-in-law Stephen White, Master Carpenter and 40 year General Contractor. Pete’s business acumen, vision and logistics experience, with Stephen’s know-how were perfectly coupled to achieve a seemingly impossible task. Professionals with expertise in electrical, plumbing, and septic added to the construction team. By the end of the summer of 2020, nine Cabins, the Lodge, a bath/laundry facility, and a staff dormitory were completed, and walk-ways connected all facilities and an observation deck overseeing the tranquil river. Inside the lodge, a shiny-new commercial kitchen was installed where Chef Chris Lee creates his masterpieces.

Land Ownership In Alaska
Conveyed with the business is approximately .48+/- acre deeded of privately owned land where the lodge, cabins, and other improvements are situated. Access is by boat or float plane from a braid in the Nushagak River commonly known as the Keefer Cutoff.
What makes this property a rare opportunity is scarcity of privately owned deeded land in Alaska and along the Nushagak River in the Bristol Bay region. Fee Simple Private Ownership in rural Alaska is not common, unlike the lower 48. This parcel is vested in private ownership from the conversion of federal land to village corporation land to a private owner. There are other parcels like this around Alaska, but it is rare. Although this parcel is under an acre, the surrounding land is completely undeveloped and owned by the village corporation, Choggiung Limited.
Most of the lands in the Bristol Bay region are designated as Parks and Refuges. This is your opportunity to own property on one of Alaska’s most prolific rivers that is privately owned, deeded, and backed by title insurance.
